Under construction property

Hi,


I have paid booking amount towards a Kunal apartments in naigaon east near juchandra. The builder has 2 under construction properties - Neelkanth and Kunal Apartments. The work for Neelkanth has already started and Kunal apartments is yet to start.

Before paying booking amount, when I had asked for property documents like NOC, commencement certificate. He has shown it all of Neelkanth Apartments and said that whatever document is for Neelkanth is same for Kunal apartments also. Anywhere in the document it does not show the name of Kunal apartments but only of Neelkanth. The brochure of both are the same with little changes to the layout. The plinth work would start in May and payment towards stamp duty and registration can be done by July but 20% of the amount needs to be paid.

Is it necessary to pay 20% and only then can be proceeded for stamp duty and registration?


How shall I be assured that it is legal? Please can you respond to this urgently.
