To transfer the ownership of the flat you have to approach the Bombay High Court for letters of administration in favour of your mother.

Who are the legal heirs of the grandmother?

Heirs are her 4 son and 1 daughter but there is no will or legal paper saying the property goes to them. But in the society share certificate as nominee it has name of two son out of which one is my father.
