Transfer of property ownership

Hello Everyone ,

It's really great that you all guide us with our query. Please any one can help me

We have property in Virar,Thane(Maharashtra), the property has 3 owners, First name- my brother, second me and third my mother. Now that property ownership need to be trasnfferred to me. . I have below questions please help me out.

1) Will a power of attornery from my brother and my mother will suffice? or

2) Do i need to get a gift deed or Release deed ?

3) What are the Stamp duty on both and do any of us need to pay income tax ?

Can one one please help me with this and can recommend a good lawyer in Virar so i can seek a proper guidance

obtain release deed which shall be registered, which is safer in future correspondence and the stamp duty is depends upon the local law.
