Transfer of property in mothers name

I am an NRI and i have a house in India which is registered in my parents and my name.Now i would like to give away my part to my mother so only my father and mother be the sole owner of this property.

Is it possible for me to do this without visiting India and what all methods are available so i can make the transfer and how much its going to cost.
