Transfer of immovable property

Dear Sirs, My father expired without writing a will. My mother, myself and my two sisters are his heirs. My father build a property of his own. We wish to get it transferred to our mother. Myself and my both sisters are ready to resign from our interest in the said property. Can someone plz guide me how do we go ahead with it without any court hassle ups. Is succession certificate necessary for the transfer ? If so how can i go ahead to get one in state of maharashtra, nagpur district ?
