Dear friends, thanks for sll your guidances and support. Finally I have managed to evict both tenants. Based on my 4 years experiences some key notes for others to consider
1) If you are a NRI pl, pl,.. dont rent it out to strangers.
2)Don't trust & rely on our legal system
3) If you have any big-wigs pl engage them for arbitration & put off all your personal egos aside
4) Be open minded for negotiations & settle once for ever.
fyi: Both my tenants lost in legal battle both in sub-ordinate & Municip courts, however our stupid legal system will not allow the evcition, there are many loop holes to get stay & block EP.
Finally I have paid sizeable amount to stupid tenants to evict. Now am mentally free.
