hi everyone..
i have plan to buy a plot in chennai medavakkam (CMDA limits). where as the promoter has approval for layout/sub-division approvl. where as the total layout has onlly 8 plots. all having size of 1000 sq ft. Im intrested in 1100 sqft. vendor also acepted for that. so that from the adjusant plot 100 sqft i ll buy. so mine will become 1100 and adjusant will become 900.
so now,
1) since he already got the approval for the layout, do i need to get the CMDA approval again for the modification in plot dimensions?
2) If i need to get approval what is the procedure? do i need to pay the development charges and others?
3) can i apply for the revised plot approval before completion of sale deed. I mean with the help of sale agrement can i apply for approval?
Pl guide me to come out of this issue.
Note: the builder said he will not proceed for the revision of approval and he told it will be my responsiblity.
