Settlement deed

I have two properties in different addresses but int the same registration district.  I want to execute a settlement deed favourinmg my legal heirs in one document to save registration costs.  

!) Is it alright to execute a single settlement deed for two different properties?

2) With one settlement deed would it be possible for my legal heirs to sell these properties to different buyers?

Appreciate adevice in this matter.
