Service tax for flat

Hello Sir,

Recently I am planning to purchage new flat in Hyderabad, Andhra Pradesh.  Bank loan is apporved.

Agreement is completed. Planning do the registar the flat in 5 days.

Now the builder is telling to pay VAT and Service tax by me.

Note: In the agrement, it is mentioned.

How much amount I have to pay for Service Tax and VAT.

Property Cost is 36,00,000 (Market Value). Registration Value is 23,00,000.

Can you please update me.
