Right over the road

We own land in a muncipal corporation town in telangana state. We are trying to sell it by showing the alredy existing road(30') to it, which was given by our adjacent land owner who sold his land by plotting over 10 years ago. and persons who bought plots constructed buildings also.now he does not have a single plot by his name(as already sold 10years ago). He is now objecting us not to show the road to our plotting. Does he posses any right over it.
