Revision of SBA

Sir,

I entered into an agreement with Builder / promoter for purchase of a Flat in Kolkata, having SBA 1365sqft. More than 95% of amount has been paid (Bank Finance + self Finance) The agreement included a clause that SBA might be revised on actual survey. Recently I got a notification that the actual area surveyed in 1372 sqft with an additional demand.

My questions

a) Can the survey be done without giving me a notice or showing me results of survey

b) Since the original sale deed is executed for 1365 sqft , shall I need a supplementary agreement for 1372 sqft (otherwise in all documentary evidence, this will remain as 1365Sqft)

c) In case I want to sell / lease this property in future, how can I substantiate that the area is actually 1372
