Request for legal status

Property Standing in the Name of "A" , "A" dies and he has 1st Son Age 21, 2nd Son 16 years, 3rd daughter 13 years and  Wife of "A" sold property to  "B"  by executing Registered Sale Deed.

Where the mother Singns on behaf of thier mnior kids and the elder son signs

 

1. What is the power of the two minor chidren, when they get major, Can they claim for the share in property to "B" and file case against "B" 

2. Is there any time limit for such Claim?

3. What "B" can do to protect his interest in the property Before purchase of the property.

Mother cannot sell the share of minor sons. Further mother has no right to execute a saledeed with respect to share of the minor sons by signing on the behalf of minor sons .Law does not recognise it. If  at all mother wishes to sell the share of her minor sons then she will have to seek permission from the court. The minor sons can challenge the transactions entered with respect to their  share after becoming major.

Be careful while doing the transaction.
