Relinquish deed: how? process? cost? time?

Hello everyone,

I have simple questions i want to ask. A family is there. The husband has died leaving widow and 5 children. But the property has not been divided until now. The widow wants to relinquish all her share to the eldest son. My question is:

1) How will I do it? Do I need a lawyer or anything more than that?
2) Where is the "relinquish deed" registered? What is the process, can you give me an idea?
3) What are the conditions that make a "relinquish deed" legally binding. valid, genuine and indisputable?
4) What is the total cost of creating and executing such a relinquish deed?
5) How much time does it take to create to create a relinquish deed from start to beginning? How many days? Months?

btw, the property is in mumbai.

Regards,
Anil
