Hi sir/ madam, in 1999, my mother purchased land through GPA ( notary only) and some certificate. after we built house and we leaving there from past 15 years. we have khata in panchaythi and we are paying revenue to panchaythi. in 2013, my mother transfered that property to my name as gift deed. my question is... is there any title problem...?

By virtue of doctrine of adverse possession even if there was any defect in title that got corrected in your favour for all these 16 years your mother has been  in continuous and uninterrupted peaceful possesssion of the land and  to your knowledge no one claimed any right, title  o rinterest in your property. Hence your title is clear and marketable. Since your mother recently transferred  her interest in the property  to you  or in your name you are the absolute owner now. Hope she  tranasferred the property through  a registered gift deeed.Then only it will be valid. If you appreciate this answer please click the thank you button on this forum.
