I've a question which concerns my friend. He bought 8 acres of land out of 13 acres which was jointly owned by 3 people. On the day of registration only 2 people turned up and 3rd person wasn't there to execute sale deed. My friend went ahead and got 8 acres registered with only 2 people. Now my questions are below.
1. Is this registry valid which is executed only by 2 people?
2. If not, how to legalize it?
3. What should be done, if my friend is planning to buying rest of 5 acres in the same piece of land.
