Puchasing a property which came from mother

Hi,

   we want to purchase a property from "X". "X" got that propery from his mother and he is the only child to her.She got that property from her mother.Now "X" ancestors expired and there is no will regarding this.

Now we want to purchase that property from "X", and "X" has three daughters and two of them residing in US and one is staying in India.

My doubt is whether three daughters need to sign for this registration. If yes, how to get the two daughters signatures?they are staying in US.

Can anyone please tell me the procedure to complete the registration without any problems in future?

1.  X should arrange for a POA signed and attested in front of the Indian Consulate in US from his 2 daughters in US.  This POA should be in favour of Mr. X, in India.


2.  Based on this POA, Mr. X, would be able to sell his property in India, subject to compliance of few other parameters as required in India.
