Property transferred througg GPA

My grand father has transferred ancestral property to x through GPA and an agreement of sale. X has sold the same property to y through sale deed and the sale deed is registered in sub registrar office without the original owner signature. Even the sale deed doesnot have original owner signature. Is it a valid transfer of property?
