Property transfer in case of death

Hello, I have a case of property (owned house) transfer in my maternal family, where my maternal grandfather and mother have passed and they have 5 children out of which one is separated and doesn't have good relations with others. Now, all 4 except the last child are ready to nominate my maternal aunt (Divorced) for transferring the property (house). Could you please guide what can be the best solution in this case?
