Property rights according to hindu act

Hi, I am from Andhra Pradesh, I have a question regarding civil property from ancesters according to hindu act or law.

When my father was minor, one of our great grand fathers who doesnt have children write his land to my father. after some time when my father became adult he transfered that land to his mother " writing that she can enjoy the land as long as she live after that it shall be inherited to him". my father passed away after some time. Now some people are influencing my grandmother to write it on their name. i am the only son to my father, i believe it should belongs to me.

My question is can she sell or write that land to some body else? if i have to prevent that to happen, is their any legal action that i can take in advance, if she already wrote it to some body, what action can i take?

The property is on her name. She is having full rights on that property. It is her wish to whom to write the property. If she writes will on  son's name and get registered, then only son can enjoy that property.
