Property law

Hi ,

My sister is suffering from this problem ....what if the property dealer has not given the sale deed and the property has not got registered , but he has given agreement to sale ,possession letter etc ...now how does one take the sale deed from the property dealer , under what of law is it covered ? ,,,,also what is adverse possession and how does it imply ....
