Power of attorney for signing sale deed on my parents' beahf

I wish to buy a property registered in name of my parents along with mine.

    

My parents don't stay with me and wish to execute a power of attorney for me to do various procedural work on their behalf. I'll be allowed to sign on their behalf all type of agreements / contracts relating to the sale / joint venture of the property and also to collect and deposit into bank.

   

What I want to know is whether such Power of Attorney needs to be registered in the Registrar office OR can it be simply notarized by Notary Public?

The power of attorney should be registered as per new amendment. The person who is giving power should be present in the registered office while signing or live certificate should be produced.
