Hi,
I had a bought a property of 5000 sq ft at WadeBholai,Wagholi,Pune,Maharashtra. It is Agricultural Zone.I had made a Develop agreement and Power of attorney as Sales Deed was not possible below 10000 Sq ft. I had paid for Stamp duty and registration charges, total 6% amount to Rs 1.4 Lacs.
Is it possible to do Sales Deed today ?
Are there any other options like
1) Combing the land with other land owner from same Gat and making a sales deed. In that case, do i have to pay Stamp duty and registration again.
2) Is it true that , i can wait for land to come under R zone (Residential Zone) and i can make sales deed , just on 100 Rs stamp. IS IT TRUE.
