Plz help!! to prevent issue

 

i bookd a apt which is under construction from a builder. i got it reg., since the bank said it will release the loan amt stage wise only if i do so. now the builder has built couple of floors and i am noticing there is a deviation from the approved plan.(the rooms sizes are reduced by a big number for one side of the apt).

i brought this to the notice of the builder via email. he agreed verbally but not written anywhere, said he would give me some compensation with the interior work. since the time i brought it to notice, he is not contacting me for further stage payments, even though i have rung up and said him to take payment as he completed a floor. he takes my signatures in demand letter, but doesnt submit to the bank to release the amt. not sure why he does that, but i wanted to know what kind of further actions he might take against me?

like is he going to say that i did not make payment, and terminate the deal? or will be put me a fine of xx% for delayed payment? or what else?

will this issue get turned into a legal battle? what should i do to secure myself? please advise.
