Hi. I have come across a Pent House constructed near Banaswadi, Bangalore. The layout was under BDA earlier and now is under BBMP. The builder has constructed a building in 80 X 50 site (4000 Sq Feet) with G + 4 Floors (Ground floor for Parking), where they have approval to build only for G + 3 floors (3 Flats per Floor). They have constructed 15 flats, where they have approval to construct only 12 flats.. There is no space between next sites / road..
They have shown the pent house (top floor) and quoting an attractive rate for the same. They are saying bank loan will be arranged by them, if other required papers are okey (salary certificates, form 16 etc)..
Builder says, the top floor will get converted or regularized once BBMP do Akrama Sankrama, and will have to pay fine of 2 or 3 lakhs around at that time. And also they are stressing that there will not be any demolishing of the floor / building in future..
Please advice, if buying this Pent House will be a problem.. ?
Can any one advice,
If there will be demolition of the structure later - or - only we will have to pay fine to BBMP ?
If only fine, how much will be the charges ?
Is there any rule to demolish unapproved floors by Government ?
Please help as nobody is able to give a clear answer for the same.
