Partition deed between co-owner

Hello Sir,

I have an query about our property. My father purchased a land of 3500sqft  in a good locality in Pune, Maharashtra with our neighours long time back and both have their names in the land purchased registration[Sold person is dead so we can not correct the registration.]. even, we have a common7/12 . Now, We want to buy a morgage loan so we are facing difficulty as bank wasts a partition deed. Is there any way we can do the partition deed between us in minimum charnged?

If the land is registered in Registrar office, with the name of your father and your neighbour, they will have equal rights only for which property purchased.  Now they can devide it by way of partition.the stamp duty be paid @Rs.2% on the market value of separated share.
