Mortagage property dispute

sir

one of my relative took loan from his office and deed was mortgaged to office. he nominate his wife and mother as nominee in pf ,gratuity in 50:50 basis.now he died. the office is saying original deed will be given to both as according share of pf,nobody will be able to take deed singlely.

  now, the problem arise. mother in law has another house and she had taken a duplicate deed.she denied to collect the original deed.

my question is

1.as long as the original deed is mortgaged ,can she take mutaion through the duplicate deed suppressing the fact that daughter in law is a legal claimer.if she does so, what step can be taken

2. if she refuse to collect the original deed, how daughter can claim the deed from office.

3. if daughter in law manages to collect deed ,can she get mutation for her part as mother in law will not take mutation.

4. in office ,who will get the deed, does widow has any first claim
