Mistake in Schedule of property in respect of one survey no

I am planning to buy a property (40 x 50 plot). Upon inspecting the sale deeds (one dated 1984 and the recent one dated 2004) the schedule of property (the east alone) is erroneously mentioned. The remaining 3 sides are correct. It is now impossible for me to find the seller of 1984 and 2004. Please suggest ways to correct it.

Is it necessary that we need to get the rectification deed done by the seller in 1984 or the seller in 2004 is enough. In such a situation can I execute a sale deed now and then request the current seller to sign the rectification deed?

Please advise.

Dear Mr. Raja

Based on your question I  think you need not obtain any rectification deed from any owner, what is actual boundaries are there you can insert and execute the sale deed.

If you want to take rectification deed, you can seek the last seller( i.e, 2004) to execute the rectification deed before the execution of your sale deed, then only you can put actual boundaries in your sale deed.
