Making 7 12

Hi,

I have a house in Powai, Mumbai. The house was made by my father and his sister in 1971 after purchasing a piece of land. The house is divided in two parts one was taken by my father and other by his sister. The house initially was on father's sister's name and the land 7 12 is in my fathers sisters husband (still continues to be). My mother got the house transferred (BMC) on my fathers name in mid 80's but the 7 12 still continues to be on dad's sister's husband name. My father and mother have passed away and also dad's sister's husband. I want to get the 7 12 done on my name, I have the land deal  when the land was bought which indicates that 50% of the land was bought by my father. I also have a affidavit from my father's sister which mentions that my father owns 50% of the land and house, which we have also used to transfer the house on my father's name. We are also paying the BMC taxes since mid 1980's. How do I proceed with making the 7 12. I am very new the property matters, can somebody please guide?
