Please accept my greetings.
I and my two office colleagues are looking to buy a residential plot in Noida-Greater Noida link road in the area called Roza-Jalalpur. I am seeking help from forum members to help me decide whether to go for this deed or not and if yes what should be the procedure.Here are the sequence of events which have taken place so far :
1.) Builder is a mid level type guy with a decent office in Indrapuram and maintains a medium profile.His company named "akh developers pvt Ltd" is registered as LLP since 2011.
2.) He has shown us the piece of land through his employee and we are convinced about the location of the project.
3.)He doesn't possess the land registry on his or his organization's name. Rather he wants us to pay 60% of the amount in installments (4) and get the registry done by the original land owner itsef(Farmer in this case).My first question is whether it is okay to legally to sell for him and for us to buy such a property on farmer's behalf ?
4.) According to builder he has done a deal with Farmer on a 100 Rs stamp paper(which we have not seen yet.) and he has already start building sewage and roads on the land (we have seen the development).Builder has also provided us khasra number of the land to verify about it. We verified this number online where it mentions that land is of type sankramaniya. Now my second question is this land agriculture or non agricultural ? How can we verify this ?
5.) Builder is ready for builder buyer agreement.Should we go for it ? Besides that 100 Rs stamp paper which Builder posses what other documents we should ask from builder ?
6.)My last question is how can we verify the legality of the land itself ?
