How to remove sadhe kul name from 7/12 utara

Dear sir,

        we have 2 acrs of land in pune on the name of my grandfather.we want to sell that land to other person but the problem is land 7/12 utara contain the name of other person as a sadhe kul.That peron is not more,then how we can his name from utara?Is this possible?What procedure to follw?
