How to evict tenant under punjab jurisdiction

A and B had a rent agreement in 1978 of commercial shop ,which was not a registered rent deed ,in 2005 A transferred the property to C in  his family itself ,then 2011 C sold the property to D.

As tenant B does not have any agreement with new owner D  and neither  paid any rent there on nor he wants to vacate it .

One more point –Acc to then rent agreement b/w   owner A and tenant B .the shop number which is under possession of tenant  in actual it differs ,eg –as per agreement is shop num-100 but in reality the shop num-101 as per municipal committee .

And building is in bad shape and condition. 

So experts would u please tell me valid grounds to evicts such tenant under Punjab jurisdiction?
