How many names can be mentioned in mutation certificate

After my father's dead we are 3 leagal heirs of my father:

my mother, my self (married daughter) and my sister (unmarried)

I'm told that for legal purposes the ancestoral property that we inherite we need to have mutation certificate made but it can only be made in my mother's name and not all 3. 

My query is : Is this true that only one person's name can be mentioned in mutation deed or is different for diffrent properties?

No, the mutation entry contains the name of all the legal heirs of the deceased owner of the property.

Is this also valid when my father's brother is a co-owner of these properties with my father.
