Dear sir,
my sister is in abroad and purchased a house thru hdfc bank loan in india and gave POA to my mother but due to some personal reasons she cant able to pay the loan further and plan to sell the house thru my mother and she is not in the position to come india though she done heart operaiton recently.. so what is the procedure to sell the house thru POA?

1. Make a fresh Irrevocable Power of Attorney on a 500/- stamp paper / franked and get it duly attested by the foreign countries consulate authorities (which will be equalivalent to registered POA).
2. Using the above attested POA .or. by making a fresh registered POA, property transactions can be executed at the sub-registrar's office. A unregistered POA is useless for registering property transactions.
