I am planning to buy a 4R plot in a village outside Pune.
The land developer has converted the agricultural land to godown NA and has done plotting too.
1.As far as I know we cannot use the land for residence right away.
The land is situated within 500 m from gaothan.
The developed informed that soon there will be an Act so that land within 500 m can be used for residential purposes.Currently the rule is 200 m.
2.Are there chances on Govt reservation on the land in future ?
3. I believe the zone of the land is commercial right now.Is it safe if development plan of the village shows a proposed residential zone there ?
4. Can we perform kharedikhat ? I read that it is prevented under tukdabandi.Would there be 7/12 title change involved ?
