Gift deed of a property

Dear Sirs,

My sister is a gpa holder of a property, can she gift her property to her last Son for onward Sale of property from him and the consideration to be given to me for onward disbursement to all children (she has 4 children - 3 sons and 1 daughter).  Can a property acquired by GIFT DEED be sold to any one?

Is any affidavit for consideration and disbursal authority to me is to be made before a Gift Deed?
