Legal heir from indian christian marriage

Hi - My question is on legal heir from Indian christian marriage and ownership of a property. Person A (a christian male married to a christian woman) buys an agricultural land on his name but dies after few years of possession. Person A has a Father (expired few years after Person A died), Mother, Brothers, Sisters, Wife and a minor Son (still minor). After Person A's death, his father executed a lease on that property to another person, providing himself as guardian to the minor son (did NOT include person A's wife in the lease agreement) and registered the agreement as well. The lease term is now over, but no one have cancelled the lease officially (i.e by registering). Now, my questions are

1) Who is the legal heir to this property with full rights to sell?

2) Was the agreement valid since it did not include person A's wife?

3) In general, should the lease agreement cancellation be registered or the lease automatically gets revoked by end of lease term? Note that the lease registration shows up on the Encumbrance Certificate.
