Exchange deed

can I go for an exchange deed with a property developer in the following way. 1. I transfer my agricultural plot to the developer and the developer gets it converted into a Licensed Residential Plot by Change of land Use through Government and then transfers to us a mutually agreed licensed Residential Plot area out of the same Agriculture Plot.

1. With properly worded clauses, the said objectives can be achieved, IF the said agreement is duly stamp duty paid and registered.
