In our apartment we are 7 flats Dlx.type with Lift / Water treatment Plant & all are having car with its covered parking. The assn. is not regd. by saying the reason as A/C’s maintenance, Audit Etc. No watch man security for the apartment. The water management & motors operation is taking care by me from day one onwards.
Two flats are in the ground floor & I am living in one on the side portion. Of late unknown persons are taking rest at the back yard. Our flat has also experienced with some petty thefts in the day time itself. By highlighting this two of the G.Floor owners insisted for either a day watchman or installing security cameras.
maintenance subscripttion is being collected Rs. 1000/= per month. Because of only E.B./ lift “AMC” & salary exp. no other major exp. for the apartment maintenance. Hence, the Maintenance surplus accumulated to Rs. 65000/= (+).
As the day watchman salary is not coming under budget, we the two G.Floor owners are insisting for installing at least for security cam. The budget comes to around Rs. 40000/=. But the three dominating owners are proposing Rs. 3000/=as equal contribution and the balance from the surplus fund.
The apartment is only 31/2 years old and hence there is no heavy emergency fund needed as informed by the dominated members. Out of seven flats one is as tenant and not involving in the meeting arguments. One owner is maintaining neutral status without supporting on either side. Hence we the two G.Floor owner left as minority.
With reference to the above explained insecurity living I will be very much thankful if you the respectful lawyers guide me how to handle the problem without any personal contribution and to make the dominating owners to fund the total security cam budget from the assn. surplus itself.
