Does the poa for nri notarised and adjudicated in india is

I have recently like property in pune. I gave 1 lakh as token amount to POA holder (parent of NRI) . Then i allocate a lawyer for search report of the property (1bhk) as per his suggestion the POA need to be attested by the indian ambassay in USA by NRI to allow POA holder to sell the property in india POA is Notarised and Adjudicated. But my lawyer is saying this no longer valid untill it has been stamped by indian ambassay in USA.

Lawyer is 100% right. For NRIs holding Indian passport , POA should be attested from the Indian Consulate in the foreign country. For foreign citizen, POA can be notarized and having Apostile stamping.
