Documents to verify when buying town land in uttar pradesh

while buying any plot of land you need to check the title documents such as :

1. Sale Deed or Agreement of Sale.
2. 7/12 extract of the Land for last 30 years from the Tehsildar/Talathi Office.
3. Property Tax Bill.

All the above documents should have the name of the present seller from whom you are going to buy the plot of land. This documents helps to understand whether the party from whom you are going topurchase the land isthe actual owner or not.

Also you need to understand the place where you are buying the plot of land has the proper road access or not. there is a development around the area or it is going to be developed in few years or not. What is the chance of appreciation of the value of the property in future.
