Property in my grandfathers name in pagdi system

I have a commercial property based in Mumbai in the name of my grand grandfather in pagdi system, I am handling/taking care of the property from 40 years. I am the only one paying rent & license of the property through check/cash and have all the receipts/proofs of it, now I want to sell the property but all other members of my grand grandfather are asking for their shares. I am willing to give them their share but I want all the rent & license paid by me to be divided among the share holders with intrest to pay me which they are not agreeing. Please advise me what to do and how to sell the property?
