Basically my Q is simple
How to convert / change residential flat to commercial ?

But from that i did not get mch.
My business:
Software Firm includes products like website, moile apps, games, graphics etc.
Right now we 4 people will work and maximum 6.
Location:
Chinchwad , Pune, Maharashtra, India : 411033
Flat on 1st floor.
Now, Our building facing court case as builder did not complete construction and did not pay money to land owner who are in Mumbai.
So basically no society in our building.
legaly we can not rent out flat nor we can sell / buy in this building.
Now, i have just comapleted my graducation and i want to start firm.
and as in Pune property prices are high which i can not afford on start.
I just have to run business for next two year only in this flat as its just start up and will book one commercial office in some under const complex but till then i have to us ethis flat for my company?
Now when no society is formed from last 20 years how should i proceed?
Customer visits will be very rare...employees will not use parking. No lift ... we will use our own light connection in pessage ....
water we can buy from out side....and normally in a flat 4 people are their so it should not be such big issues.
and one office is there in out building from last 6 years.
and people have bought and solf flats though it is not permitted by court.
Now what should i do?

there are many issues in flat owners thus people are just worst over here :( ...
