It is a written document/instrument thro' which a party transfer his/her property in favor of other Party or it is a written document/instrument thro' which property gets transferred from one party to another.. For detail u may refer or see Transfer Of Property Act and Indian Registration Act.
Yes an authentic, legaly registered conveyance deed can used for mortgage purpose in obtaining loan from Banks.
