Cheque not presented in bank mentioned in bank by seller

Hi,

i bought a builder floor in new delhi in lal dora in the name of my wife. Initially we paid the whole amount in cash. but our advocate told that i need to show some transaction in cheque also. Till that time we paid the whole amount in cash.

Then we also issued the cheque in the name of three sellers whose cheque no. was mentioned in sale deed.

Till date they haven't submitted the cheque and that cheque expired today as it became 3 month old cheque.

Though i had already paid the whole amount in cash.

Will the sale deed become invalid or if they say i haven't paid the money, what will be the status of sale deed.

what should i do to make the sale deed valid or shall i ask seller to sign a new sale deed?

How could you end up property transactions in such a manner by making entire Payment in cash????

You need to share copy of your sale deed with us for providing proper legal opinion.
