Can x without proper title issue notice to vacate?

A trust rents a property to a person (X). Later it is understood that the Trust does not hold the Title to the property. The property appears to be a poramboke land.

After using the property for long (by paying the rent to the trust), do 'X' have any legal remedy to continue to hold the property if the trust issues a notice to vacate, especially taking into consideration that it is a poramboke property.

Since that being a poramboke property and having used it for 'Y' number of years, do 'X' have a legal remedy to claim a title deed for that property bypassing the trust. If yes, for how many years 'X' should have used that poramboke property to claim ownership? Kindly provide recent citations decided in favour of a party like 'X'.
