I have 10 cent which was bought 7 years back. I had got it through a broker. The land was in the name of Mr. Z. I also have previous title deed which shows 10 cents in Mr.Z and 15 cents in his sisters name Mrs. Y. She had sold the land to another person 2 years before I bought mine from Mr. Z. So by the time I bought mine from Mr Z, together they had given off their 25 cents. In Y's plot there is a house, right to that is my plot. Recently another vacant 10 cent plot to the other side of my plot is on sale. So I though of buying it through the same broker. To my surprise the owner of the plot is a person named Mrs. Y. I haven't met Mrs.Y in person, only mr Z. Just know the name from the title deed. Mr. Z has passed away. To verify if this plot is also in the sister of Mr.Z, I asked the broker, he said it is a different person with same name. I doubt that, since the brother & sister had land there may be they weren't aware how much they had. May be in re- survey the land was identified in her name.
Is it possible for the broker to sell this land that the owner is not aware of? If yes, how would he be able to do that?
Will Mrs Y b able to claim the land if there is no tax paid in her name for many years and her name is still in village office records which she is not aware of?
Will it help if I track down Mr. Z's sister and inform this to confirm this?
