My deceased father had two un-married sisters (one elder & one younger to him), so they are my Aunts. Recently my younger aunt also expired. They had bought a house(flat) in Nagpur under joint name(younger & elder aunt , without my father's name in it). While the city survey record has only my deceased(younger aunt's) name, so after her death we applied for Mutation to replace younger aunt's name with elder (surviving ) aunt's name. Now my elder aunt wants to gift deed this house in my name only ,since I only take care of her. Besides me I have two more elder brothers who are hardly in touch with me & our elder Aunt. Now my question is whether my Elder aunt has 100% rights on the house to gift deed it to me 100% of flat or there is still some scope for my other brothers to claim some share in it , if yes then can we counter it to prevent any litigation /challenge going ahead? if they have share then does making gift deed make sense?
