Not possible . The parties must attend any sub-registrar offices. Get it done scan photos and sign at the offices on documents.

Off course, you can register a land sale-deed or any document by obtaining proper valuation certificate of that land from proper sub-registrar and submitting it with all necessary documents along with it to where you want to register your document.
