Buying a plot which is in court case

Hello Sir,

I am playing to buy a plot from my relative. He bought this plot 30 years back. Currently the layout in under court case as this layout is created using GOVT land. But, they are hoping this case gets resolve in one year.

Since, my relative is planning to sell it for less price. I thought I can buy it now and wait till court case is resolved. Since, registration are not allowed on this plot, he told me that he can give Notary saying that he can register to my name whenever court case resolved.

Could you please suggest if Notary is enough? Is there anything I can do to make sure he cannot sell it to anyone?

To buy a plot, the buyer has to see The primary considerations are clear title and ownership, no pending liabilities and outstanding, status of the land, and basic infrastructure.
