Buying a house whose sides are mentioned incorrectly?

Hi, I am planning to buy a house in Indore city and have checked with the advocates and others about that property. Recently, someone in bank noticed that in actual north side is road and south is open. But in their sale deed the reverse is written that is open in north and road in south.
Now I want to know that:
1. Should I go ahead with same mistake and get it registered on my name?
2. Or should I report this mistake to seller and get it corrected from them?
3. or should I start the correction process?
4. What time will it take for these corrections?

This property was sold by MP Housing board to Mr Tiwari, who died before the actual registration and then it was originally registered after 10 years on the name of Mrs Tiwari. Now Mrs Tiwari is selling that house to me.

Execute a rectification deed  with the help of seller  which should be notarized prior to registration.
